Two new housing developments are expanding affordable homeownership opportunities in Blacksburg. The homes in Stroubles Ridge and the Airport Acres Townhomes neighborhoods are part of the New River Home Trust, a community land trust serving Montgomery County and the greater New River Valley. The land trust model keeps homes permanently affordable for future buyers while allowing current homeowners to build equity and long‑term stability.
The Town of Blacksburg has worked closely with Community Housing Partners, Habitat for Humanity of the New River Valley, and the New River Home Trust to advance developments that align with the Town’s long‑term affordable housing goals. Supporting community land trust homeownership is a key strategy for ensuring that homes remain attainable for residents both now and in the future. With the average single‑family home price in Blacksburg often exceeding $450,000, these projects create essential pathways to homeownership for households who are priced out of the traditional market and help families establish long‑term roots in the community.
“These new homes at Airport Acres and Stroubles Ridge will have a meaningful impact on families across Blacksburg. By expanding opportunities for stable, affordable homeownership, we’re supporting economic mobility and strengthening the fabric of our community,” noted Kim Thurlow, Housing and Community Connections Manager. “Ensuring that residents of all income levels have access to the chance to stay, grow, and invest in Blacksburg is essential to building a more inclusive and resilient town.”
Both neighborhoods offer three‑bedroom homes for income‑qualified buyers earning 80 percent or less of the Area Median Income (AMI). For example, a household of four may qualify with an annual income up to approximately $95,700, while a one‑person household may qualify with an income up to about $67,000. Stroubles Ridge
Located off Merrimac Road in Blacksburg, Stroubles Ridge offers a new selection of thoughtfully designed, energy‑efficient single‑family homes. Developed by Community Housing Partners, the neighborhood includes three‑bedroom, two‑and‑a‑half‑bath homes with pricing starting at approximately $235,000.
